The Homewood family bought a ranch near Telluride, Colo., for around $130,000 in the 1940s, long before the Telluride Ski Resort put the area on the map. Now the family is listing the ranch for $67.75 million, according to listing agent Jeff Buerger of Hall and Hall.  

Located less than 20 miles from the Telluride Ski Resort, the roughly 2,010-acre property in San Miguel County has long been used for cattle grazing and hunting, said Buerger. “It’s the last, largest piece of deeded land close to Telluride,” he said. Mostly raw land, the ranch has a roughly 2,000-square-foot cabin with two bedrooms built in the 1970s, according to marketing materials. 

Ryan Homewood, 39, said his family bought the property in 1949, raising sheep and other livestock there before the ski resort was built in the 1970s. The family currently grows onions, corn, beans and other crops on their farm in Montrose, about 70 miles away. They use the ranch for cattle grazing during the summer and early fall, he said. 

Homewood said the cabin has been a place for the family to stay when they are checking their livestock, as well as a retreat for hunting, biking, horseback riding and snowmobiling. 

The highest point on the ranch, at more than 10,000 feet, is known as Diamond Hill. It is covered in Herkimer “diamonds,” quartz crystals that Homewood’s young children like to collect. “My sister and I did the same thing when we were that age,” he said. 

Homewood said his family has mixed feelings about selling. Although they don’t need to sell, doing so is a strategic move to consolidate the family’s grazing operation. Currently, they have cattle operations in four locations within a roughly 100-mile radius. 

The property has no conservation easements and can be considered a “blank slate,” Buerger said. It is unclear how many homes could be built on it, he said.

Homewood said the family hopes the buyer maintains the undeveloped land, which is home to elk, mule deer, bear and other small game. But Buerger said it is a valuable parcel from a development perspective as well, given its proximity to Telluride, where demand for luxury real estate has been strong. 

In 2021, Tom Cruise sold his Telluride home for just under $40 million, Buerger said. Last Dollar Ranch, 20 miles outside Telluride, sold for just under $17 million in 2020. 

At $67.75 million, Buerger said the property is among the priciest listings in the area. “You can’t replicate this kind of land mass,” he said. “If someone wants something like this, they will have to pay up for it.”
